We sold 241 single family homes in July; down 5% from last year, but up 15% year to date. Also, single family home sales are down, but total sales are up to 497 residential units. That is an increase of 6% over last year. The inventory for single family homes is at 987, which is similar to last month. Our average price is at $479,714 for the month which is the second highest ever, next to last month. The median price is at $419,513. 810 apartments sold year to date, which represents an increase of 31%. 478 Townhouses have sold year to date, which is an increase of 27%. We are seeing more and more activity in townhomes and apartments, therefore the single family dwellings are only representing 50% of sales now. Other markets are reporting increases in activity and also listings. We talked to CMHC analyst Paul Fabri today and he agreed, the future is bright for Kelowna and we will have a strong 2007 and certainly continue into 2008.
